most recent pay stub showing cumulative earnings to date.
3. Credit: The tenant must provide their credit score and
report (Equifax or TransUnion) at their own expense.
4. References: The tenant consents to a verification of
their payment history and provides contact information for
their previous landlords.
Once the offer is accepted (Conditions to be fulfilled
before occupancy):
5. CORPIQ: The tenants agree to complete a CORPIQ
verification form upon acceptance of the offer.
6. Security Deposit: The tenant agrees to pay a security
deposit by electronic transfer to [Recipient's Name] within
48 hours of accepting the offer.
7. Insurance: The tenant must provide proof of $1,000,000
liability insurance for the entire term of the lease before
receiving the keys.
8. Hydro-Québec: The tenant must provide the confirmation
letter of the Hydro-Québec account transfer to their name
before occupancy.
9. Payments: The tenant agrees to provide post-dated
cheques for the term of the lease or to make electronic

During the Lease:

11. Noise and Neighbors: The tenant agrees to respect the
peace and quiet of other residents, particularly those on
lower floors. Excessive noise or disturbances are
prohibited. The use of rugs or the removal of shoes is
strongly recommended to reduce impact noise.
12. Pets: No pets are allowed in the unit or on the
property.
13. Substances: It is strictly forbidden to cultivate,
smoke, or vape tobacco, cannabis, or any other illegal
substance in the unit, on the balconies, or in the common
areas.
14. Airbnb: Any subletting via Airbnb or short-term rental
is strictly prohibited and will constitute a serious breach
of the lease.
15. Keys: The tenant is responsible for the replacement
cost in case of lost keys or access chips.
End of Lease:
16. Assignment of Lease: The tenant is not permitted to
sublet or assign their lease without the landlord's prior
written consent.
17. Condition Report: At the end of the lease, the unit
must be returned in the same condition as at the start of
the tenancy (including walls, floors, and fixtures).
18. Viewings: In the event of non-renewal or sale, the
tenant agrees to allow viewings by potential tenants or
